Bir köy ağasının oğlu olan Ayaşlı İbrahim, eşkıyalık, zaptiye çavuşluğu, arzuhalcilik, otelcilik, vb gibi türlü boyalara boyanmış bir adamdır. Odalarda, kadın, erkek, genç, ihtiyar, evli, bekar çeşitli insanlar oturmaktadır: Ayaşlı'nın apartman katında geçen hayatı anı biçiminde yazan bekar bir banka memuru; eski bir çiftlik sahibi olan yaşlı Hasan Bey; eski konsoloslardan ihtiyar Şefik Bey; odun ve kömür satıcısı Buharalı Abdülkerim ile karısı İffet Hanım; eski bar kızlarından Faika ile kocası şoför Fuat; geceleri odasında kumar oynatan Turan Hanım'la kocası Haki Bey; bunlardan başka, ikide bir değişen hizmetçiler; dışarıdan gelip giden misafirler. Romanda, Türkiye'nin çeşitli katlarından gelen bu insanların ayrı ayrı maceraları ve birbirleriyle olan ilişkileri anlatılmaktadır. Hiç şüphe yok, Türk edebiyat tarihi, Ayaşlı ile Kiracıları müellifini hakiki adiyle layık olduğu mevkie koyacak ve onu yeni bir roman anlayışının ilk akıncısı olarak gösterecektir. Kısa tümceleri sık sık kullanıyor ve bunda çok başarılı. Anlattığı kişilere çok yanlı bakmaya çalışıyor. Bu bakımdan özellikle Ayaşlı'yı anlatırken başarılı; iyi yanlarını da, kötü yanlarını da ustalıkla belirtiyor. Kimi insanların düşünme biçimini sadece konuşmalarla çok iyi veriyor.
